Item 2.06 Material Impairments
On August 13, 2007, Healthcare Realty Trust Incorporated (the Company) sold a 72,862 square
foot medical office building in Beaumont, Texas and received
$4.1 million in net proceeds. The
Companys net book value recorded on the building was $8.2 million at the time of sale. In
connection with the closing of the transaction, management concluded that a non-cash impairment
charge of approximately $4.1 million would need to be recorded and will be reflected in the
Companys results from discontinued operations for the third quarter of 2007.
